94-Unit Affordable Housing Development

The Kulka Group, in partnership with its development team, was selected through a competitive RFP process to deliver Carleton Greens, a 94-unit affordable housing community in downtown Islip. This transformative project is part of the Islip Downtown Revitalization Initiative (DRI) and is designed to bring high-quality, income-restricted housing to a growing community in need of stable, long-term housing options.

The project was awarded a 9% Low-Income Housing Tax Credit (LIHTC) by New York State, providing critical support to advance the development and ensure long-term affordability for residents.

Currently in the preconstruction and entitlement phase, Kulka is leading all planning, coordination, and budget alignment efforts. With groundbreaking targeted for Summer 2025, Carleton Greens represents a collaborative investment in equitable housing and sustainable neighborhood growth.
