The Kulka Group provided comprehensive preconstruction services for the development of a new 12,000-square-foot, two-story medical office building at 60 Lake Street in Patchogue. Designed to support a long-term lease with SightMD, the facility was planned to meet the specialized needs of a high-volume medical practice.

Kulka worked closely with the ownership group and design team to guide the project through zoning and municipal approvals, ultimately securing site plan approval from the Village of Patchogue. Our preconstruction scope included budgeting, phasing strategy, and constructability reviews — ensuring that the project was positioned for a seamless transition into construction while aligning with the operational requirements of the future tenant.
