At The Kulka Group, we’re always looking for smart, forward-thinking ways to increase the value of our properties while contributing to a more sustainable future. In 2019, we took a bold step in that direction by converting the rooftop of our 60,000 sq. ft. Hauppauge facility into a revenue-generating asset through community solar — and the results have exceeded expectations.
Through our partnership with SUNation Energy, we’ve been able to generate an additional $70,000 per year in income by leasing our rooftop to support local solar energy production. This not only makes financial sense — it aligns with our broader mission to develop properties that are environmentally responsible and economically efficient.
“For us, it wasn’t just about going green — it was about thinking smart,” says Devin Kulka, CEO of The Kulka Group. “The roof was underutilized space, and with the right partner, we turned it into a reliable source of passive income while supporting clean energy in our community.”
Why Community Solar?
Community solar allows property owners to host solar panels on unused roof or land space, generating clean energy that powers local homes and businesses. In return, hosts receive lease payments or other financial benefits — all without the need to manage complex energy operations themselves.
With the help of SUNation Energy, we were able to streamline the process from concept to implementation. Their team handled everything — from permitting and installation to ongoing maintenance and energy distribution — making it a seamless experience for our operations team.
“Working with SUNation has been a true pleasure,” adds Kulka. “They brought expertise, professionalism, and a full-service approach that allowed us to maximize the opportunity without overextending our internal resources.”
Impact Beyond the Bottom Line
While the $70,000 in additional annual income is a strong incentive, this project’s impact goes beyond revenue. It supports New York’s clean energy goals, reduces dependence on fossil fuels, and provides solar access to residents who may not have suitable rooftops of their own.
It’s a win for the environment, a win for the community — and a clear example of how real estate and renewable energy can work hand-in-hand.
Looking Ahead
At The Kulka Group, we’re proud to be part of a growing movement toward sustainable development. Projects like this remind us that innovation isn’t just about the buildings we design — it’s also about how we rethink the potential of the spaces we already have.
If you’re a commercial property owner on Long Island with unused rooftop or land space, we highly recommend exploring the benefits of community solar. With the right partner, you might be surprised by what your property can do — for both your balance sheet and your community.
