Another new TOD project takes shape in Hicksville

P7 Development and Kulka Group celebrated the topping off of Fieldstone at North Broadway, a $58 million transit-oriented development in Hicksville featuring 104 apartments.

Local elected officials, and business and community leaders joined developers and construction crew for a topping off celebration Thursday at a new $58 million mixed-use project in Hicksville.
Called Fieldstone at North Broadway, the project from Woodbury-based P7 Development will bring 104 apartments over 4,000 square feet of retail space to the 1.8-acre site at 76 North Broadway.
Construction of the project began in Sep. 2025 with Hauppauge-based Kulka Group serving as construction manager and general contractor for the development of the four-story, 180,000-square-foot building. The project team includes BHC Architects, Stonefield Engineering & Design, Emtec Consulting Engineers and Morris & Ritchie Associates.

“Fieldstone at North Broadway will be a transformational project for Hicksville and the Town of Oyster Bay,” Devin Kulka, CEO of Kulka Group, told LIBN. “Topping off the structure is a significant milestone that reflects the vision, collaboration and hard work required to navigate a complex site and bring this project out of the ground. It is also a testament to the strong public-private partnership and the support of local officials, community members and civic organizations committed to revitalizing downtown Hicksville.”
More than five years in the making, the transit-oriented development replaces three multi-story office buildings and a one-story medical office building that were demolished to make way for the project located just a short walk to the Hicksville Long Island Railroad station.
Amenities will include a clubroom, fitness center, business center and more. The building will also feature an 8,000-square-foot outdoor amenity deck and raised courtyard. Fieldstone at North Broadway also has two levels of parking, one underground and one at ground level.
The project, represented by attorney Peter Curry of Farrell Fritz, received sales and mortgage tax exemptions and a 20-year payment-in-lieu-of-taxes (PILOT) agreement from the Nassau County Industrial Development Agency. Ten of the apartments are designated as workforce housing and will be offered at reduced rents for households earning up to 100 percent of the area median income.
“The revitalization of downtown Hicksville is about creating a vibrant, walkable community that takes full advantage of its proximity to one of Long Island’s busiest transportation hubs,” said Town of Oyster Bay Supervisor Joseph Saladino. “Fieldstone at North Broadway advances that vision by bringing new housing and retail within steps of the Hicksville LIRR station. This type of transit-oriented development will help strengthen our downtown and support Hicksville’s continued transformation for generations to come.”
The Hicksville building is the latest multifamily project from P7 Development, led by Paul Posillico. The company recently completed the 196-unit Fieldstone at Commack, for renters aged 55 and over on 11.7 acres at 1126 Jericho Turnpike in Commack.
Fieldstone at North Broadway is one of a few TOD projects made possible by the Town of Oyster Bay’s new downtown zoning amid a broader downtown Hicksville revitalization initiative focused on creating a more walkable, mixed-use downtown centered around the LIRR station. It joins Alpine Residential’s recently completed four-story, 382,725-square-foot mixed-use development at 99 Newbridge Road. The project brought 189 mixed-income apartments, 7,700 square feet of retail space, and two levels of underground parking to the 2.16-acre site that was formerly home to a crumbling parking lot and two vacant commercial buildings.
Still to come is a $61 million development called Cornerstone Hicksville from Farmingdale-based Terwilliger & Bartone Properties that will bring 106 apartments and about 3,100 square feet of ground-level commercial space to a four-story building on a 1.9-acre site at 40 Jerusalem Ave. next to the Bank of America building.
Fieldstone at North Broadway is expected to be completed next spring.
