Packaging firm expanding with big lease at new Bay Shore building

A Long Island packaging manufacturer will be expanding and relocating with a sizeable lease at a newly built industrial building in Bay Shore. 


Modern Packaging leased 106,216 square feet at Rockefeller Group’s new 172,622-square-foot building at 55 Paradise Lane. The company will be relocating from about 58,000 square feet it leases at 505 Acorn St. in Deer Park. 


“Rockefeller Group is excited to add Modern Packaging to Bay Shore in our new, Class A industrial facility at 55 Paradise Lane,” Phillip Golub, director on Rockefeller Group’s Northeast team, said in a company statement. “The building was designed with flexibility to accommodate multiple tenants and be used for both distribution and manufacturing. Modern’s use of the building as a manufacturing facility for packaging machinery is ideal and we are happy to collaborate with them.” 


The Bay Shore facility was constructed by Ronkonkoma-based Aurora Contractors, designed by KSS Architects and engineered by Huntington-based R&M Engineering. It features 36-foot ceiling heights, 47.5-foot by 54-foot column spacing, 270 car spaces and 40 dock doors with an additional 40 spaces of trailer parking. The building also has capacity for 7,317 square feet of office mezzanine space and 21,280 square feet of dry storage mezzanine space. 


Manhattan-based Rockefeller Group had purchased the 10-acre 55 Paradise Lane development site for $32 million in 2020 and bought two adjacent warehouses totaling 437,998 square feet at 145 and 158 Candlewood Road for $94.5 million from an affiliate of Rubie’s Costume Company in 2021. Rockefeller Group then sold the two Candlewood Road properties to Wakefield, Mass.-based NorthBridge Partners for $105.7 million in Nov. 2024. 


Modern Packaging plans to enhance the 55 Paradise Lane facility with new office space, advanced fabrication equipment, dedicated assembly and testing areas, as well as warehousing infrastructure. The company plans to relocate there in spring 2026 and is seeking economic incentives from the Town of Islip Industrial Development Agency. 


“Modern Packaging is proud of our long-standing relationship with Long Island and Suffolk County and are pleased to be expanding on the Island at 55 Paradise Lane,” David Moore, vice president and general manager at Modern Packaging, said in the statement. “We were able to come together with Rockefeller Group on a lease of this new and state-of-the-art facility that will keep our 119 employees close to home as we continue to grow our brand and serve our customers.” 


Modern Packaging is a subsidiary of Covington, Ky.-based ProMach Inc., a global packaging conglomerate with more than 90 manufacturing facilities worldwide. Modern is a provider of cup and tray filling solutions for the food, beverage and dairy industries, filling dry and liquid products into single- and multi-serve packages. 


Jordan Weidner of Cushman & Wakefield in Cincinnati represented Modern Packaging, while Thomas Deluca, Nicholas Gallipoli, Frank Frizalone, John Giannuzzi, Austin Fitzpatrick and David Frattaroli of Cushman & Wakefield of Long Island represented Rockefeller Group in the Bay Shore lease transaction. The C&W team continues to market the remaining 66,400 square feet at 55 Paradise Lane to tenants in a variety of industries.
