Work starts on new Patchogue medical office project

Construction has begun on a new medical office development in Patchogue.
The $10 million project will bring a two-story, 12,000-square-foot building to a .84-acre parcel of vacant land at 60 Lake St. at the western entrance to the Village of Patchogue.
The developer of the office project is Avgi LLC, an entity headed by Allon Avgi.
“It’s the first thing you see when you come into the village and we wanted to make it as beautiful as possible for that vacant site,” Avgi told LIBN. “We’re excited to do it.”
Avgi has been active in the Patchogue commercial real estate market over the past couple of years. Avgi and a partner, Ariel Shalom, are working on a hotel development in Patchogue. They purchased a shuttered bowling alley on 2.17 acres at 138 West Ave. for $3.8 million in August 2024 which has since been demolished. Construction has yet to start on their plan for a five-story, 125,000-square-foot mixed-use building that would have a 116-room hotel, 16 residential apartments and some ground-floor retail space.
Avgi also purchased a long-vacant, 20,000-square-foot commercial building on .75 acres at 164 Waverly Ave. and a three-family house on 1.17 acres next door at 154 Waverly Ave. for a combined $2.75 million in March 2024. The developer has plans to build a food market on the property.
The Lake Street medical office project is designed by Farmingville-based JM2 Architecture and is being built by Hauppauge-based Kulka Group. Construction of the project is expected to be completed in the first quarter of 2027.
The building’s 5,000-square-foot second floor has already been leased by SightMD, while the 7,000-square-foot first floor has received interest from several medical tenants.
